Police identified the suspect in the second death as Juan Rios, the boyfriend of the 36-year-old victim, Denise Deperrie. Rios, 40, had been arrested early this month on charges he assaulted Deperrie in the SoHo apartment on July 30 by punching her and breaking her nose, and using a sword to cut her leg, chin and neck, authorities said. By The Associated Press NEW YORK – For the second time in the past year, a man who lives in Manhattan’s trendy SoHo district has discovered his roommate dead – in the same bedroom. Detectives arrested the latest victim’s boyfriend on a murder charge Thursday after her body was found by the man a day earlier. The corpse had decayed and had stab wounds. Last June, the man, whose name was not released, discovered his previous roommate dead in the two-bedroom flat. Authorities concluded the woman had died of a narcotics overdose. last_img read more

first_img1 February 2013 The Biodiversity Management Plan for South Africa’s black rhinoceros aims to ensure the survival and sustainable growth of the country’s rhino population in the face of a changing environment and the ongoing threat posed by poaching. Gazetted last week by Water and Environmental Affairs Minister Edna Molewa, the plan envisages the continued existence of the global black rhino population through the continuation of viable populations of the two indigenous black rhino subspecies in natural habitats throughout South Africa. The short-term, 10-year goal is to achieve an average South African meta-population growth rate for the two subspecies of at least 5% per annum, so as to achieve meta-population sizes for the two subspecies of 3 060. The plan states that effective law enforcement, improved relations between neighbouring countries, effective criminal investigations and prosecutions, and the securing and monitoring of rhino horn stockpiles, remain key to minimising losses from poaching. Human resources should also be developed so that there are sufficient skills available to protect and manage black rhinos, while sustainable political and social support for rhino conservation efforts should be encouraged. Strict hunting guidelines are included in the plan to ensure proper control over the removal of animals from breeding populations, and to combat illegal hunting. The plan “will contribute significantly to the management and conservation of black rhino, presently under threat from poachers,” the Department of Environmental Affairs said in a statement on Tuesday. The Conservation Plan for the Black Rhino, which forms the basis of the Biodiversity Management Plan for the black rhino, was jointly developed by South African members of the Southern African Development Community (SADC) Rhino Management Group. The South African Rhino Management Group, which functions under the auspices of the International Union for the Conservation of Nature’s Rhino Specialist Group, is to manage the implementation of the plan, including the legally required approval of management plans submitted by rhino conservation bodies for adoption by the government. first_imgUPDATED: To reflect clarification of interior sq. ft. for each unit in Rainbow Duplex.Given all the money and marketing that went into the construction of Austria Passive House 2010 – a showcase for Austrian Passivhaus construction products and techniques that attracted a lot of attention during last year’s Winter Olympics in Vancouver, British Columbia – members of the design-and-construction team that worked on the building thought it made good business sense to apply their know-how to a residential project that not only strives for Passivhaus performance but is also affordable. The 3,000-sq.-ft. Austria Passive House, or Austria House, as it was widely known, served as a communications center for the Austrian Olympic Committee and now is operated as an outdoor-activities center by the resort municipality of Whistler, which had donated the land for the project. Austria House cost about $1.23 million to build, including a $143,000 grant by the Whistler Blackcomb Foundation, although many of the construction materials for the project were donated by Austrian companies to help market their products.Emphasizing housing opportunities for local employeesBuilder Dürfeld Constructors, a Whistler-based company that was general contractor on the Austria House, and Marken Projects, a designer based in Vancouver, are now teaming up on an affordable-housing follow-up called the Rainbow Duplex. To help control costs, the project’s floor, walls, and roof will be built from prefabricated panels and will incorporate “as many local, renewable, and recycled materials as possible,” Marken says on its website.Construction started just a few weeks ago, and the duplex is scheduled for completion in the fall or 2011. Each unit will include four bedrooms and two baths in about 1,450 sq. ft. of living area, plus about 700 sq. ft. of garage and basement. The project is part of the Resort Municipality of Whistler’s Resident Housing initiative, whose affordability requirements are designed to keep costs on new construction below Whistler’s (relatively high) average real estate prices, and to provide housing for the community’s resident employees. Projects in the Resident Housing program typically are built on infill lots rather than in outlying areas, in keeping with Whistler’s goal of housing 75% of its workforce locally.A first step toward lowering construction costsDürfeld Constructors is building the panels – TJI joists with wood fiberboard on the outside, oriented strand board on the inside, and blown-in cellulose – to R-47 for the walls, R-67 for the main floor, and R-63 for the roof. Optiwin windows and siding will be installed before the panels are delivered to the site, Alex Maurer, a director of Marken Projects affiliate Fab-Homes, told GBA. (Fab-Homes offers a range of relatively inexpensive designs for homes that include a number of Passivhaus features.)The units will be equipped with Zehnder 350 heat recovery ventilators and Comfofond subsoil heat exchangers. Maurer expects the per-square-foot cost for the Rainbow Duplex to come in at a little more than $200, although the design-build team has come up with ways to fine-tune the prefabricated-panel system to further reduce costs. The per-square-foot cost for a second, similar project now underway, for example, is expected to be around $170, says Maurer, who adds that most of the savings will come from significantly shortening the on-site assembly time. For a single-family project, he says, assembly of the prefabricated panels now can be completed in as little as eight hours.last_img read more

first_imgA new client called me, saying that his insulation contractor urged him to contact me about some moisture problems in the home before they actually embarked on a major energy upgrade. (That was gratifying.) The home was actually moved many years ago off of a failing rubble foundation to a new concrete masonry unit (CMU) foundation on a different site.Image #2 (bottom of page) shows the home from the front. Image #3 shows the bare CMU on the above-grade portion of CMU foundation. But it is Image #1 (right) that is the real puzzle. Here are the puzzle pieces:Puzzle Piece #1:The client is certain that the blue-green staining on the CMU column built to support the massive fireplace in the living room predates their switch to a woodstove insert in the fireplace (photo 4).Puzzle Piece #2:The middle of the CMU column is hollow and filled with ash mounded up around the clean-out. (See the small black cast-iron door in the photo.) RELATED ARTICLES Efflorescence = Water DamagePreventing Water Entry Into a HomeDealing with Rising Damp in Building ReconstructionCapillary Breaks Above Footings In addition to acting as GBA’s technical director, Peter Yost is the Vice President for Technical Services at BuildingGreen in Brattleboro, Vermont. You can also sign up for BuildingGreen’s email newsletter to get a free report on avoiding toxic insulation, as well as regular posts from Peter. The solution? My recommendations to the homeowner on this moisture issue, along with some others, were:1. Clean out the bottom ash, scrub off the blue-green efflorescence, and wait a bit before priming and painting the block, just to be sure the problem is licked.2. Confirm that the footing perimeter drainage system is working, that it is relieving any moisture pressure around the foundation (I located the drain-to-daylight for the foundation perimeter drainage system; see Image #7).3. Seal the above-grade portion of the CMU foundation system so it is not taking on splash-back moisture. It sure looked to me as though the blue-green stain was a sort of efflorescence caused by water wicking up the CMUs and carrying some sort of salt with it. But where is the water that is wicking coming from?Puzzle Piece #3:I always start by considering bulk water, so I thought: maybe the chimney is not capped and enough bulk water is coming down the chimney to feed the wicking. Darn — a quick check outside reveals a staunch chimney cap (see Image #5, below). Could be that this is a problem that predates the chimney cap?Puzzle Piece #4:The next place I always look for water is from capillary continuity with soil moisture; maybe there is no moisture barrier underneath the concrete basement slab. Before drilling a hole in the slab somewhere, I discovered a slab hole for what used to be a functioning sump. I reached down and felt a heavy plastic sheet just beneath the 4-inch concrete slab.Puzzle Piece #5:Stumped. It’s got to be either bulk water coming down or wicking water coming up; but how can there be soil moisture moving up into the blocks of the column when the basement slab has a moisture barrier underneath it?When would the CMU column get built? At the same time as the perimeter walls of the foundation. Is the CMU support column on a separate footing? And was the CMU work done before the slab flatwork? You got it; it’s very likely that the moisture barrier under the slab is continuous except under the CMU fireplace column.OK, so now we are pretty sure about the moisture source. But what about the blue-green efflorescence? Efflorescence from salts in the mortar or block is always white, not this striking blue-green.Puzzle Piece #6:I remember from high school chemistry that nearly all copper salts are blue or green, so a good guess is that some source of copper is inside that CMU column (or maybe from the soil below).Remember that the blue-green staining pretty much follows the mound of the ash… So is the source of the copper salts related to what they were burning in the fireplace?Maybe they were burning pressure-treated lumber in the fireplace; that contains copper salts, right? I sure hope not! What else would someone burn with a lot of metallic salts in it? (Remember the title: “Fanciful Fuel”?)I can’t prove that this is the answer, because we don’t know enough about the prior occupants, but I am convinced that they spent a lot of time staring into a beautiful and colorful log fire…Metallic salts like copper chloride, potassium chlorate, and lithium carbonate “burn” with blue, green, and reddish hues. These chemicals can be found in commercial products like Mystical Fire (see Image # 6).last_img read more
